Established in 1925, the iconic Bradmill Factory was once abuzz with hundreds of local workers and the hum of machinery. The Yarraville site was a textile hub, producing denim for the likes of Lee and Levi’s, yielding awards, and going on to become the largest exporter of cotton textiles in Australia.
Now, the landmark factory sits quietly, its tower and boiler still standing as a reminder of what was.
Property developer Frasers Property Australia recognises the legacy of the Yarraville site. In partnership with Irongate, they will breathe new life into the Australian icon, transforming the historic site into a vibrant residential neighbourhood.

SIGN UPThe Bradmill Yarraville precinct will be home to 1,500 homes comprising stunning apartments and townhouses. The first stage of townhomes has been released to market and are due to be completed in late 2025.
Having once thrived as a united community, Bradmill will be host to extensive amenities, curated to extend this community feel that once prospered there.
The Bradmill Quarter will be a new retail offering, bringing a full-line supermarket, childcare, eateries, and medical services to the heritage precinct. A dedicated food and dining precinct, named The Arbory, will host restaurants and cafes that spill onto outdoor spaces – the perfect place to gather with loved ones.
As for the factory itself, elements of the site’s former history will be retained as residential amenity spaces.
“The heritage-listed Boiler House and Proofing Building at Bradmill are iconic beacons of Yarraville’s proud industrial legacy,” affirmed Craig Tan, Director at Craig Tan Architects.
“Celebrating this legacy, these buildings are to be adaptively re-used as a residents’ facility for the Bradmill development.”
The Boiler House will be home to the Boiler Lounge and Lantern Lounge – host of entertainment amenities that comprise private dining rooms, an alfresco terrace, games room, co-working spaces, and theatre.
Wellbeing is not forgotten, but is an integral aspect of the precinct. The Proofing Building implements this, comprising a state-of-the-art gymnasium, yoga studio, and indoor pool composed around a courtyard. Meanwhile, Linear Park, a half kilometre of green space, will run through the development and bring greenery to the precinct.
Located on 355-359 Francis Street, Bradmill has the best of the west on its doorstep. Residents are perfectly positioned to benefit from all that Yarraville has to offer – deemed one of the ‘coolest’ suburbs in the world.
