East Brunswick Village (EBV) breaks the mould of traditional apartment living. Offering an authentic village-style community grounded by principles of sustainability, the development’s latest offering at 3 Bluestone Way ticks all the boxes for a thoughtful and considered lifestyle.

Already considered one of the inner-north’s largest and most exciting urban renewal projects, EBV spans more than three hectares of open-air spaces and architecturally designed homes, only six kilometres from the CBD.

Designed and built with the environment in mind, all EBV addresses – including the recently released 3 Bluestone Way – carry an average 7.5-star NatHERS rating, with some structures set to achieve an operational carbon-neutral status. Integrated throughout the architectural design is a range of industry-leading environmentally sustainable design (ESD) initiatives, including water-efficient fixtures, a photovoltaic system for lower reliance on the electrical grid and double-glazing for higher insulation. Communal areas feature motion sensor lights to save energy.

The apartments themselves have been built from sustainable materials, including PEFC-certified melamine, biodegradable carpeting and durable porcelain tiles. Each home has also been designed to facilitate natural cross-flow ventilation for passive cooling. The development also gives residents access to an extensive recycling program with Reground, ensuring daily waste is recycled and reused wherever possible.

The development’s construction waste management plan will also see 80 per cent of waste diverted from landfills. The development has also received a Built Environment Sustainability Scorecard (BESS) of 55, offering extra peace of mind.

Despite the inner city location, EBV contains more than 2300 square metres of outdoor space for residents. There are rooftops, open-air yoga and meditation spaces, productivity pods, walking loops, veggie patches, an apiary, barbeque facilities, and a kids’ play area – an amenity rarely found in traditional apartment developments. EBV also offers a free residents’ club run by a dedicated social club coordinator, meaning there’s always something to do with neighbours, from book and film clubs to cooking, gardening and even bowling.

3 Bluestone Way also enjoys the perks of an incredible public transport network. In addition to the nearby bus, tram and train lines, residents will also have access to on-site bike racks and Flexi car pods, initiatives designed to lower residents’ daily environmental footprint. Additionally, thanks to Plan Melbourne’s 20-minute neighbourhood initiative, residents will find all their everyday essentials within 20-minutes walking distance from home.

Two EBV addresses on Village Avenue and one on Nicholson Street have recently completed construction and are completely sold out. EBV has begun construction works at 8 Bluestone way, with most off-the-plan apartments already sold, showing that being part of a like-minded community that values social connections and environmental protection are becoming more and more important to buyers. The next phase, 3 Bluestone Way, is also attracting strong interest.
